Paul O'Connell is a builder who was first referred to us a few years back when he was doing a project in Lexington. He was working on a combination of general contractor work and his own development projects, mostly restoring and expanding older homes. We ended up as Paul's marketing team on two of his projects in Lexington, a gut renovation and expansion of a Cape priced in the mid-high $800,000s, and a much larger gut reno and expansion of a classic Lexington Center Colonial Revival that sold in the high $1.6 million range.

On this Dover project, Paul got wind of some reasonably priced land on Dover's lovely Walpole Street, across from an equestrian meadow. A breathtaking approach starts at Route 109 in Westwood. A driver takes Dover Rd. down a rolling, curvy country road, as it turns into Powisset Street in Dover until it delivers you almost to the doorstep of Paul's latest project, this completely new construction, the best value for a new house in Dover, priced, at $1.25 million.

Just as in his higher-end restoration work, Paul takes meticulous care for just the right materials, from foundation to finish. Whereas many builders want to build the most vanilla product to theoretically appeal to the most amount of buyers, Paul wishes to picture the buyer of the house actually living in it, not having to upgrade anything or repaint plain, off-white walls. He and his wife, Mia, meticulously pore over tile choices, fixtures, appliances, and so on, to come up with the perfect combination to suit the particular house. And Mia tops it all off with creative staging to make the house feel like home -- if your home was perchance featured in a fine living magazine.

Of course, before it gets to all of this fun stuff, Paul has conceptualized the house starting with the siting. In this case, there was the care taken to position the house far enough back off of the street and away from the second lot he bought (which has been sold and built for a buyer that has already closed). The house gets the right amount of light and the siting affords stunning year-round views of the seasonally changing woods in the rear. An expansive deck takes full advantage of this woodsy setting.

Just the right blueprint plan was chosen to suit this lot in this particular town. For the interior floor plan, careful attention was paid to a comfortable combination of open-concept and intimate spaces. There is a bedroom and full bath on the first floor, with a private entrance for the bedroom -- perfect for guests, in-laws, or an au pair.

Since there was no natural gas available on this street, a propane fuel (for the high efficiency HVAC) and cooking system has been installed. The details of the systems can be seen below.

The house is highly efficient and one can enjoy the soaring limestone fireplace (another unique feature) for added ambiance.
